Caddens has attracted buyers with its amenities, views of the Blue Mountains, and transport.

Caddens is a new suburb that has been attracting buyers because of its proximity to Western Sydney University and the Western Sydney Airport.

Now that HYG has released 119 new lots at Westwood Estate, people can be a part of the estate’s future. Zoe Barrett, HYG’s marketing manager, said that even before the first vehicles arrived, over 30 parcels of land had been purchased. The land will be sold in phases, with the third stage currently being available to buy.

Westwood Estate is located in Caddens, a growing suburb.

“We have interest from individuals and families who are looking to purchase a property for their own residential purposes,” she says. “They’re interested in the benefits of the suburb due to its proximity to so many amenities. Investors are also interested due to the future growth aspects.”

Suburbs on the rise

Caddens is not as well known as Kingswood or Penrith, but this will not last long. Paul Ryan, senior economics at realestate.com.au, says that where major amenities such as schools, hospitals, and transport are located, buyers will follow.

He says that the area is undergoing a lot of development. It’s on the train route to Sydney CBD, which is a huge benefit for commuters. It’s serviced by major arterial roads such as the M4 or M2.

Mr Ryan explained that the increase in median house prices in Caddens over the last three years may be due to the recent changes made to the suburb.

The median rent has risen by over 11% to $720 a week.

Ryan adds, “Caddens has a great lifestyle appeal as well, with the Blue Mountains close by.”

Amenity and greenery

Barrett explains that Westwood Estate was designed to provide residents with the most convenient lifestyle.

She says that the community is located less than 10 minutes from Kingswood and Werrington stations, and the Orchard Hills Metro station is due to be completed in 2026.

Caddens Corner Shopping Centre is located just one minute away. It has a Woolworths Supermarket and over 30 specialty shops, including a dentist, pharmacy, hair and beauty centers, etc. Next door, in Kingswood, is the Nepean Hospital.

Construction will also begin on the metro line, which will connect Western Sydney Airport with St Marys Railway Station.

She says that the estate is located in the Kingswood Primary and High School catchment area and is close to TAFE NSW Nepean and the University of Western Sydney.

Caddens, despite its many amenities, is located in the Blue Mountains and is just one hour away. The crisp mountain air, local produce, and nature walks are all easily accessible.

Penrith Golf Club, a 9-minute drive from the hotel, is perfect for those who love to play golf.

Future community

Barrett says that Westwood Estate is expected to grow in the coming years. There are plans for the release of terraces and townhouses, as well as the introduction of 250 apartments on top of 7000 square meters of retail space.

The master plan is exciting. It’s a hub for activity. She says that this is an opportunity for people to enter the area before it is fully developed, and they can make their own choices.
