A Midtown-based firm called Elegran has described its Manhattan and Brooklyn market as “neutral, where neither buyers nor sellers have a significant advantage.” Although a decrease in supply and a dramatic drop in a median discount on listings could indicate a buyer’s market, a slowing of demand and a median cost per square foot favor buyers.
A little less than 1,000 contracts were executed in Manhattan in June, a significant decrease of 14% from the previous month; however, supply dropped by 3,300 to 7,300 listings, according to the report. Despite slowing the market, sales that were above the asking price rose by 12% in the first quarter. In Brooklyn, Demand also slowed by 8%, with 670 contracts signed, and inventory dropped by one percent up to 3250 homes.

In terms of what’s to come, the study states, “It remains uncertain which direction the market will take and if sellers or buyers will win. It will only be time to determine the results as we know the market’s future direction.”
